SDLT is a tax paid by buyers in England and Northern Ireland when purchasing property or land above a threshold. Scotland uses Land and Buildings Transaction Tax (LBTT) and Wales uses Land Transaction Tax (LTT). This calculator covers England and Northern Ireland rates from April 2025.

First-time buyers in England pay no SDLT on the first £300,000 of a property priced up to £500,000 (from April 2025), then 5% on the £300,001–£500,000 portion. Properties above £500,000 receive no relief and standard rates apply. Select First-Time Buyer in the calculator to see your bill.

SDLT must be paid and a return submitted to HMRC within 14 days of completion. Your solicitor or conveyancer typically handles this as part of the conveyancing process. Late filing incurs penalties and interest charges.

No. England and Northern Ireland use SDLT. Scotland uses LBTT with different thresholds (0% to £145,000, then 2%, 5%, 10%, 12%). Wales uses LTT (0% to £225,000, then 6%, 7.5%, 10%, 12%). This calculator covers England and Northern Ireland only.

Land transfer duty (formerly stamp duty) is a Victorian state government tax charged when property changes hands. The amount depends on the property’s purchase price or market value, whichever is greater. Every Australian state and territory has its own duty rates and thresholds.

Yes. First-home buyers in Victoria purchasing a property valued up to A$600,000 receive a full duty exemption. Properties between A$600,001 and A$750,000 receive a sliding-scale concession. Eligible buyers must move in within 12 months and live there for at least 12 continuous months.

Duty is generally due on settlement — the date the property legally transfers to you. Your conveyancer arranges payment as part of the settlement process. Some off-the-plan purchases allow instalment arrangements agreed with the State Revenue Office.

Yes — significantly. Victoria, NSW, Queensland, WA, SA, Tasmania, ACT, and NT all have different rate structures and thresholds. The ACT is phasing out stamp duty in favour of an annual land tax. This calculator covers Victoria rates only; check your state’s revenue office for other states.

Yes. Transfers between spouses and domestic partners may be exempt. Deceased estate transfers, charity purchases, and some family farm transfers can qualify for exemptions or concessions. Pensioner concessions also apply where the property is valued under the relevant threshold.

Ontario Land Transfer Tax (LTT) is a provincial tax payable when you purchase land or property in Ontario. It is calculated on a marginal band system based on the purchase price and is due on closing. Toronto buyers pay a second Municipal Land Transfer Tax (MLTT) at the same rates — effectively doubling the bill.

Yes. First-time homebuyers in Ontario are eligible for a full refund of provincial LTT up to CA$4,000, eliminating tax entirely on properties up to around CA$368,000. To qualify you must be a Canadian citizen or permanent resident and have never owned a home anywhere in the world.

Yes. The City of Toronto charges a Municipal LTT at the same rates as the provincial tax, so Toronto buyers pay approximately double. First-time buyers in Toronto can also claim a separate MLTT rebate of up to CA$4,475. This calculator shows provincial LTT only — add the same amount again for Toronto properties.

Ontario LTT is due and payable on closing — the day you take possession. Your real estate lawyer deducts it from your closing funds and submits it to the province electronically. There is no instalment option for standard residential purchases.

Ontario is one of the higher-tax provinces. British Columbia has a Property Transfer Tax starting at 1% (up to 00k) then 2% up to m. Quebec charges a Welcome Tax (Bienvenue Tax) varying by municipality. Alberta and Saskatchewan have no provincial land transfer tax — only a small title registration fee.
